 Home Information Packs

To comply with the Housing Act 2004 most properties will need a Home Information Pack( known as a HIP ). This will include

• An Index

• An Energy Performance Certificate

• Standard searches of your Local Authority's records

• Water & Drainage searches

• Evidence of Title*

• Sale Statement

If your property is located within Worcestershire or the West Midlands and of conventional construciton, we can produce all of these documents from £249** (and there is no VAT). This is about half the price charged by others. * Additional information is required if the property is leasehold or commonhold.

**The price quoted is for the basic Home Information Pack for freehold houses, 2 bedroom and smaller, built post 1900, with a personal Local Authority Search in the selected locations and includes one “hard copy” of the Home Information Pack. Further copies are available at £10 each. For larger freehold properties and for properties in other areas please contact us for a competitive quote.

The entire process takes from 5 - 10 working days depending on the type of searches required.
